Experience :  Minimum 5 years experience in a similar position, with prefered focus on Asset Management, of residential and mixed properties

Qualification :  A Bachelors Degree in Property Management or in (Property) Law / Finance / Business Administration / Engineering - Architecture

Job Description

Relocation to the Western Region (UAE) is required.
The Property Manager will  be assigned to the following duties:
  • Managing the residential property management team, setting goals and objectives, staff appraisals, coaching and training to junior staff
  • Handling the Leases and tenancies payments through the JD Edwards Property Management system
  • Coordinate with the IT Manager, the maintenance on the accuracy of the property management system and ensure that the staff within the department are keeping the system information up to date, that they receive training and advice on using the system, carrying out staff appraisals and setting objectives.
  • Communicating with the assigned Facilities Manager ensuring that all maintenance and service providers for the portfolio are running satisfactorily and efficiently
  • Managing routine (not less than annually) property inspections and move-in/move-out checks, inventory check lists and reporting.  Coordinating with FM to ensure reactive and make ready requests are actioned
  • Liaising with the Accounts Department to ensure that all tenants receive and pay their rent and other invoices, paying due care to ensure regular reports with relevant analysis.
  • With the Facilities Manager monitor property performance in various metrics against the benchmarks established during the mobilisation phase
  • Maintain close working relationship with the Facilities Management team, Accounts, leasing agents and other interested parties to ensure strong communication and team work between the various departments.
  • Liaising and advising the Management on changes to Law No. (3) of 2015, Regulating the Real Estate Sector in the Emirate of Abu Dhabi
  • Responsible to ensure that approval is obtained for operational matters and that any policy changes are enacted throughout the department.
  • Liaison with the Company Leasing team(s) for the leasing and marketing/PR of residential units, analysis and approval of lease terms.
  • Implementation and periodic review of property management procedures and policies including their implementation, distribution and revision of Tenant property rules and regulations
  • Any other duties that may be deemed necessary for the execution of the Employee’s assignments.
